Terra Bianca Booking Conditions

Each booking made between the signatory of the Rental Agreement (the client) and the Terra Bianca Vacation Rentals Management (villa booking agent ) is subject to the following booking conditions:

1. BOOKING DEPOSIT & PAYMENT OF THE BALANCE

A deposit of 30% of the total holiday rental cost must be paid by you in order to secure the reservation. No obligation from the property owner or us will exist until we have received this amount in full. The balance must be paid at least six (6) weeks before your arrival. If the amount is not received by us on the agreed time frame, we are entitled to cancel the booking and retain the deposit.

2. CANCELLATION & REFUND POLICIES

It you wish to cancel your booking, then we shall be entitled to the following percentage of the holiday cost:
a. More than 12 weeks before arrival = 10% of the total amount of booking
b. Between 12-6 weeks before arrival = 30 % (non-refundable deposit)
c. Within 6 weeks of the arrival date = 100 %(deposit & balance)
d. All cancellations must be sent to us in writing by the signatory of the Rental Agreement. Security deposit when applied will be fully refunded.
e. The required cost has not been deposited, we have the right to cancel your booking.


*COVID SECURED CANCELLATION POLICY:
In case of a travel restriction such as cancelled/grounded flights, closed borders or positive test results, we will be able to provide you a voucher, given we’ve been priorly provided the corresponding proof. The voucher will be of equal value of any amount paid to us, that will be valid for the following 18 months, so as to rebook your vacation with us!

3. CANCELLATION OR ALTERATIONS BY US

In the rare occurrence that we might need to make any alterations to already confirmed arrangements -there is a possibility it might happen- we will make sure you are notified at the earliest date possible. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund in full the amount paid to us for the property. Nonetheless, we will not be responsible for any other cancellation charges for travel arrangements for you and/or your party.

4. MINIMUM LETTING PERIOD

Minimum letting period will depend on the property arrangement and availability. This can be found on the description of each property.

5. NUMBER OF GUESTS

Only the maximum number of guests indicated at the property’s description is allowed to be accommodated in the residence at any given time (the party).

If we happen to find that the amount of people staying in the villa exceeds the number indicated in the description terms, extra fees will be demanded.

6. INSURANCE

It’s highly recommend for your party to be covered by travel insurance including coverage against trip cancellation and against personal injury. Please contact your travel agent, travel consultant or insurance broker.In case you are not covered by such insurance no claims will or can be made against us.

7. ARRIVAL AND DEPARTURE TIME

Arrivals and departures times (check-in, check-out) are outlined in the rental agreement of each property. In case of flight delays or inconvenience while travelling, you should contact us at the earliest. We cannot guarantee early check-ins or late check-outs unless confirmed by us in advance.

8. SECURITY DEPOSITS

A security deposit (300 euro) is payable  at the time of check-in with your credit card or cash. The security deposit is required to cover the cost of any damages to the property or its contents. The aforementioned binding amount is fully or, in case of damages partially, refundable in no later than 15 days from your departure.


9. BEHAVIOR & DAMAGES TO THE PROPERTY

By accepting the terms of the Rental Agreement, you also become responsible for the correct and decent behavior of your party. You are accountable for any loss or damage that you or members of your party may cause to the property or its contents. You are required to report any damages to the property owner key-holder or to us (Terra Bianca VRM) and to bear the cost of repair or replacement. Should you or any member of your party behave disrespectfully towards the property and its contents, the property owner or key-holder has the right to ask all guests to vacate the property immediately, with 100% penalty of the holiday rental costs paid to us.

10. GUEST INJURY DISCLAIMER

Neither the owner of the property nor us (Terra Bianca VRM) can be held responsible for any accident or injuries occurring to all guests during their stay at the property under any circumstances.

11. CHILDREN POLICIES

Children are accepted in our properties. However, should you never leave a child unattended especially around the swimming pool area. Therefore, neither the owner of the property nor us (Terra Bianca VRM) can be held responsible for any accident or injuries may be occurred.

12. PETS

Pets are generally not accepted in our properties. If you want to bring one with you, please check with us first to have authorization from the property owner.

13. SWIMMING POOL

The swimming pool, when available, will be kept clean and operational by the property staff. If your rental period is before 01 May or after 01 October, please check with us if the swimming pool is operational. Some, but not all, properties will provide pool towels for guests use. Beach towels are not provided.

14. EXTRA MAID SERVICE

Should you require extra maid service, please advise us at the time of booking, so that the charges can be quoted and included into your holiday costs. Should you require this extra service while already residing at the property, we cannot guarantee availability at any time. Please note that you are not allowed by the property owner to hire third party maidservice.

15. PREPAID COOK SERVICE

Should you require a private cook or a caterer, please advise us at the time of booking, so that the charges can be quoted and included into your holiday costs and in your Rental Agreement form. Please note that you are not allowed by the property owner to hire third party cook service unless authorized by us (Terra Bianca Vacation Rentals Management).

16. WATER AND ELECTRICITY

Please note that some of our properties are located in remote areas with occasional electrical and water supplying issues. Therefore, water is a commodity to be used sparingly during the summer months. If you experience a shortage of water, we will do everything we can in time to reestablish its supply. Electricity can also be disrupted, normally for a short period of time. However, we cannot be held responsible for any inconvenience created by events beyond our control.

17. INTERNET SERVICE

Please note that some of our properties are located in remote areas therefore they have weakened internet access. In this case, we strongly recommend traveling with at least one mobile phone with open roaming service. When Internet service is provided at the property, we cannot guarantee we will be able to re-establish the connection in case of a technical difficulties beyond our control, such as a faulty line from the local telephone company. Some properties feature Internet at a cost, the extra fees must be paid locally.

18. PHOTOGRAPHY

Photographs or videos taken at the property cannot be used or sold for profit or commercial activities without written authorization from us (Terra Bianca Vacation Rentals Management) and from the property owner.

19. SMOKING

Indoor smoking is strictly prohibited in all of our properties. Should you or a member of your partynot comply with this rule, or should any upholstery be found damaged by smoking anywhere, we reserve the right to charge a minimum fee of EUR500 for cleaning the environment and/or replace its contents.

20. VALUABLES

Valuables left at the property are at the clients’ risks. Neither us (Terra Bianca Vacation Rentals Management) nor the property owner (or the property staff) can be held responsible for their loss, misplacement or robbery at any time.

21. LAW & JURISDICTION

Any dispute or claim arising out of or in connection with your holiday rental booking with us shall be governed by and construed in accordance with the law of Greece and the Greek Courts.
